Renting to people sucks. You might as well just let a bunch of hobos live in there with the water and electricity off.

The house would end up in better shape, and cost you less money.

it'd be worth it to not default on the property imo and there is such a thing as a decent renter out there. might take a little more work but they exist. I have perfect rental history going back to 1992

You know what's fucked up? The state here is trying to pass legislation that makes it illegal for a property owner to manage his or her own property. I think there are other states like that. Ridiculous.

Even better idea is to stop mortgage payments, get a renter and pocket both payments. Win win win!!!

In my, albeit limited, experience, that seems to be uncommon at best.

People in general just don't give a crap about other people's property any more.
