So IBWIP and I are about to rent out our condo since we have moved. We are thinking about skipping the property management company since we live like 2 miles from the place and we can call the plumbers in the middle of the night just as easily as a property management company can. Is there anything else we should be considering? We've already found renters and reviewed their credit and checked their references.

It's not hard to come up with thousands of dollars over 6 months, but it still isn't fun to pay that 6,000+ with no established relationship either.

Take less than two months to clean the lint out of the dryer vent, don't accuse us of breaking the AC by not cleaning the filter regularly when the fucking outside unit lost it's fan, don't accuse us of breaking the pool pump because one of the PVC pipe seams fucking let loose. And why the fuck did you randomly up the monthly rent payment by $50? Could it be because all of your shit broke and you had to pay for it?

Maybe some people are okay, but most have NO respect for other people's property.
