So, after all this .. are you any closer to a decision?

yeah, I think I'm closer. At the very least I'm better informed and I've considered different angles. I think what I'll do is be patient. I have a few months before I have to be out of my current place. I'll throw some low-ball offers and see if any stick. If they don't I'll find another cheap place to rent and keep banking the difference.

Yup. I've been using it to balance out list prices and tax appraisals. It's most certainly juicy and tight.
