As well as being the neighborhood "Tim, the toolman, Taylor."exactly. I can hire someone to take down a tree, or a can buy really nice chainsaw, a couple of 30 ton tow straps, a nice crosscut saw, and some wedges, and be prepared to take down any tree in my future for the rest of my life.
40 is good. I grew up on 40 that later became 100 then 150 after the neighbors died/moved and we bought em out.
40 is enough that you can never see your neighbor if you place the house right.

You buy land so you dont have to landscape, because the landscaping is already there and has been growing for 200 years.
