Deal is, this is supposed to be the summer I kill myself on household projects so we can sell this boat next year. Like, whole weeks of not doing client work other than online sales. No watch repairs until after Labor Day. I've done that in years past, people will still send me repairs so they are first in line come Sept.very nice. THe money saved DOES cover the closing costs in about 13 months. No appraisal needed. My main downside is pulling 30k to do some big projects. But they will be well worth it. Deck - $4500, walkways, another $2k, 40' of terraced retaining wall shit around our doorwall area with steps up to front and back yards. Have wood floors sanded(I knows some Polish dudes - excellent workers), replace itchen countertops. Paint and some carpet. And put my basement together where I fucking wrecked it - twice.closing costs were low enough that it was worth it to refi even though you're gonna sell in a year?

I don't need to do a complete rebuild(maybe). I also have a SIL at a lumberyard - I'll see. The nice railing is pretty expensive, saw that when I did my son's house last fall. Tempted to just start from scratch and do a raised patio. I've changed the elevation of the backyard significantly since the neighbor-tard built the deck. I own all the tools. I did that at the previous house - patterned concrete, sandstone steps down to the yard. Might actually be cheaper and give a classier look. The house was 2 years old when we moved in, we've had from 2 to 7 people living here for 17 yrs. It doesn't have to be perfect but we hope the updates will pay off in both $ and a faster sale. Yeah, I need to replace the brick patio behind my house too, but I'm thinking concrete at this point. There's a spot where the ash tree damaged the level of the current "pavers" (really just bricks laid face up), but enough of the bricks are damaged and/or discolored that I'm thinking it's better to cut my losses and just pour instead.I don't need to do a complete rebuild(maybe).
