Where did you get the load for the building and furnishings? Still feels off slightly

I didnt honestly, it could be low. I just picked the top capacity trailer.

Trailer seems to be a similar double axle similar gauge construction to the one in the picture though
 
the difficulty you run into isn't always the dry weight of just the unit. it's the additionally weight of the water/food/cooking utensils/supplies/clothing/furniture, etc that you add.

For me, a horse trailer empty weighs about 3000lbs. if it has a GWR of 7000 (two 3500lb axles) I'm right at the limit after I add two 1100lb horses, a few bails of hay, a grill, propane, water, saddles, supplies, camping crap etc.

This is also what I was considering. Then you have stuff like the de-icing equipment to make sure that the water in the tank doesn't freeze

Edit: I can see 50 to 100 pounds of miscellaneous fasteners/equipment just to make sure that stuff doesn't move around

Water and sewer subtanks could kill ya in terms of weight. That could be 500 pounds a piece easy.

edit: 100 gallons of water is 830 pounds.
 
you'd never need 100 gallons for that thing. 40 max. Still, it's a lot of additional weight.

i was figuring 30-40 for the hot water heater, and another 40 in drinking/potable.

Then again, maybe this thing doesnt store water at all, and you just hook it up to a water source for potable
