Lazy day waiting for my next deployment for work. Should probably be on the road by the end of the week. Been in bed all morning watching GMFB on NFL network.
 
Re-fi approved!! 2.72 vs 3.88(current). Brick Mortgage. I started off thinking I was going with LoanDepot but the dude dragged his feet for a few days, then just threw me into the automated process without a word. After one brief pohone call. Shit, it's been 10 days and I still ain't heard back from him. His last name was Clouseau, like the clueless inspector in Pink Panther. :lol:
Meanwhile my lil "Kristen" rocked the email and phone a few times a day like a pro!!
*Pretty easy on the eyes too, imo. just sayin. Yes, I'm a dirty ol dog - sue me!!!

very nice. At a rare like that, theres not much reason to just keep the mortgage for its term

Thanks. Honestly, it's a slight step back - we pulled a little money out for major home repairs. But we are way past 50% equity even after that. Deal is, this is supposed to be the summer I kill myself on household projects so we can sell this boat next year. Like, whole weeks of not doing client work other than online sales. No watch repairs until after Labor Day. I've done that in years past, people will still send me repairs so they are first in line come Sept. :)
Got my fingers crossed - the neighbors put their house up for sale. Incredible number - hope they get it, that would be good for me if we got to selling soon enough.

THe money saved DOES cover the closing costs in about 13 months. No appraisal needed. My main downside is pulling 30k to do some big projects. But they will be well worth it. Deck - $4500, walkways, another $2k, 40' of terraced retaining wall shit around our doorwall area with steps up to front and back yards. Have wood floors sanded(I knows some Polish dudes - excellent workers), replace itchen countertops. Paint and some carpet. And put my basement together where I fucking wrecked it - twice. :)

A $4500 deck is about 6 foot on a side now, given lumber prices :p

I don't need to do a complete rebuild(maybe). I also have a SIL at a lumberyard - I'll see.:eek: The nice railing is pretty expensive, saw that when I did my son's house last fall.😦 Tempted to just start from scratch and do a raised patio. I've changed the elevation of the backyard significantly since the neighbor-tard built the deck. I own all the tools. I did that at the previous house - patterned concrete, sandstone steps down to the yard. Might actually be cheaper and give a classier look. The house was 2 years old when we moved in, we've had from 2 to 7 people living here for 17 yrs. It doesn't have to be perfect but we hope the updates will pay off in both $ and a faster sale. You try and then say fml. :)

Yeah, I need to replace the brick patio behind my house too, but I'm thinking concrete at this point. There's a spot where the ash tree damaged the level of the current "pavers" (really just bricks laid face up), but enough of the bricks are damaged and/or discolored that I'm thinking it's better to cut my losses and just pour instead.

Just have to get the f'n kids' car parts off the thing first.

I should print a replacement bearing for the front of my ice maker. The old one gave up the ghost, and wouldn't you know it, it's the thing GE doesn't make anymore.

I've replaced all the other pieces of it that are known to break under the torque of the motor in the cold.
