Next time you find a house you like, maybe just make an offer directly through the listing agent. Just because the other realtor is selling your house doesn't mean you have to give them the next slice of pie. Especially if they tend to drag foot. Fuck'm! *You can sign an agreement with the listing agent allowing them to represent both parties as far as the presentation and acceptance of offers goes.
realtors make you sign 3-6 month contracts these days prohibiting you from doing precisely this. You are required to pay them commission on any house you buy in the period, even if they didnt show it to you .
 
i guess it needs to sit on a base so the letters don't actually get wet

Idk specifics of what you're doing but yes it'll need a base, even if the base is just more foam.
I'm only thinking of styrofoam because that's all I've any experience with. Super light but could crack or chip easy. These other guys probably know a better foam to use.

Styrofoam would be good if it's used to fill hollow letters made of something else.

Maybe vynil wrapping it would protect it enough but I don't know.

oooh i never thought about it cracking or chipping.
it would be transported to different photoshoots so it needs to be both light and durable

If it is going to be floating, you could potentially do a large float as the base, then make these hollow out of plywood or acrylic or something.
 
Shitty realtors suck. Time to find a new one?
he is selling my house, which we have an accepted offer on but waiting to find out about inspection cures & closing & he is also representing the buyer so it is not in my best interest to can him yet

at 11am he said he'd call the Realtor for the property we were interested in to find out if Zillow was right re: pending sale and I have heard literally nothing back and idk if he even actually called

Not in this area. Selling agents don't get your business automatically and you don't have to sign up with a buyer's agent. But if you are shown a property by an agent, that agent has rights to 50% of the commission. Even if you make the offer through a different agent. So for practical reasons you make the offer through whomever showed you the property. Occasionally it becomes a pissing match, agent "A" pissed because they showed the property to someone 2 months before, then they made offer through someone else. Nobody needs to "work" with a realtor due to the internet and the great access to listings.
